Welcome to CMHBNB! By booking a stay at any of our properties in Salt Lake City, UT, or Nashville, TN, you agree to comply with the following Terms & Conditions. These policies are designed to ensure a safe, respectful, and enjoyable experience for all guests and neighbors.


HOUSE RULES SUMMARY

Check-in: 4:00 PM
Check-out: 10:00 AM

Children/Infants: Allowed

Pets: Allowed (in select units – see listing)

Parties/Events: Not allowed

Smoking: Not allowed inside or on balconies

RENTAL AGREEMENT & IDENTIFICATION

All guests must:

  • Sign a rental agreement
  • Provide a valid government-issued photo ID

These must be submitted before receiving check-in instructions. Standard cancellation policies still apply if this requirement is not fulfilled.

DETAILED HOUSE RULES

No Smoking or Drug Use: Smoking, vaping, or drug use (including marijuana) is prohibited inside, on balconies, or in shared hallways. Violation incurs a $1,000 fine.

No Parties or Excessive Noise: Parties and gatherings are prohibited. Quiet hours are from 10:00 PM to 8:00 AM. Violations may result in a $1,000 fine and possible removal.

Amenity Use: Pools, gyms, and other shared spaces may be closed or maintained without prior notice by building management.

Cleanliness: Leave no more than 1 bag of trash in the unit. Excessive messes may result in additional charges beyond the standard cleaning fee.

General Clean-Up: Please leave the space tidy. You’re not expected to deep clean, but pick up after yourself.

Late Check-Out: Must be requested 24 hours in advance. Additional fees apply. Unauthorized late check-out may be charged.

Early Check-In: Available upon request and subject to availability. $20/hour fee applies.Unauthorized early entry is not permitted.

Damaged/Missing Items: Inventory is tracked. Charges apply for missing or broken items.

Cleaning Complaints: Must be reported within a reasonable timeframe after check-in.

Mail & Packages: Deliveries are not permitted to the unit. We do not assist with mail retrieval.

Respectful Communication: Profanity or threats toward staff may result in immediate cancellation without refund.

Valid ID Required: Bookings must be made with a valid ID. Fraud or identity theft will be reported.

Security Camera: One outdoor-facing camera monitors the entryway. Tampering will result in termination of your stay without refund.

Unauthorized Guests: Additional guests not disclosed at booking will incur a $100/night/guest fee.

Treat Property with Care: If you open it, close it. If you use it, clean it. If you move it, put it back.

Drain Care: Do not wash hair down the drains. Use garbage bins to dispose.

Lost Keys or Passes: Lost key fobs or parking passes will incur a $300 replacement fee.

Pool/Hot Tub Rules: No smoking or vaping, no glass containers, 2 guests per unit. Violation incurs a $500 fine.

CANCELLATION POLICY

  • 100% refund if canceled 14 or more days before check-in
  • 50% refund if canceled 7–13 days before check-in
  • No refund if canceled less than 7 days before check-in

Cancellations must be submitted through the original booking platform. Timing is based on when the cancellation request is received.
